| The Charity currently holds a portfolio of 120 properties but the provision of appropriate and affordable housing to meet the needs throughout the country remains a priority objective within our key strategic themes. Housing remains one of the main issues our welfare officers deal with on a daily basis and we are aware of the importance a secure home environment has on the pyschological and practical well being of racing’s people.
The housing we provide is mostly built in pleasant surroundings set in the heart of racing. Older residents can enjoy their independence whilst being assured of care to hand if they need it. The welfare officers pay regular visits and help organise social events. Our housing officer, Keith Bovill is available to discuss housing needs and can also assist with finding suitable accommodation for young couples and those just starting out in the industry, email kbovill@racingwelfare.co.uk or telephone 01638 560763.
In 2006 76 individuals or families applied formally to us for help with housing of which 53 were working staff. We were able to house 24 new tenants in our own properties, of which seven were retired, and 17 working, including eight in our hostel. We also placed five young people with landladies in Newmarket. In addition to finding accommodation for many others we assisted with loans for deposits in many more cases.

| Jim Joel Court
A modern purpose built two-storey building, comprising:
23 x 1 bedroom flats
1 x 2 bedrooms flat
1 x Guest room
Each flat consists of a bedroom(s), sitting room, kitchen and bathroom. Four of the flats are designed for disabled persons. In addition there is a communal lounge with pool table, laundry room and kitchen for the use of tenants.
The building is of brick construction under a tiled roof.
Jim Joel Court is a sheltered scheme with a scheme manager and provides accommodation for retired stable staff or their widowed spouses from age 55; who have spent a lifetime in racing. |

| MacDonald Buchanan House A modern purpose built three storey building comprising:
18 x bedsits
Each flat consists of a bed – sitting room, kitchenette and bathroom and are fully furnished. There are an additional 15 units which are owned by Orbit Housing Association.
The building is of brick construction under a tiled roof. UPVC glazing has been installed and there is a door entry system.
The flats are let to working stable staff employed by a member of the Newmarket Trainer’s Federation. All occupants are on Assured Shorthold tenancies. |

Each flat consists of two bedrooms, kitchen, bathroom and lounge. Kitchens are currently being upgraded as part of our planned maintenance programme.
The building is of brick construction under a tiled roof. UPVC glazing has been installed and there is a door entry system for added security.
The flats are let to working stable staff, with dependent children, employed by a member of the Newmarket Trainer’s Federation. All occupants are on Assured Shorthold tenancies. |

This property was converted into a House of Multiple Occupation (HMO) in 2003. There are three bedrooms and communal facilities on each floor with. The communal facilities consist of a lounge area, kitchen and bathroom. The accommodation is fully furnished.

The property provides accommodation to young people entering racing 3 males (ground floor) and 3 females (1st floor). They have all completed training at one of the racing schools and are employed by a member of the Newmarket Trainers’ Federation. |

| Crampton House, Newmarket
In a strategic location between RW offices at Park Lane and the RW properties in Jack Jarvis Close, Crampton House was purchased in 2005 with the intention of developing an additional 5 x 2 bedroom retirement flats. It sits in 0.25 acres (approx) and comprises a 5 bed Victorian house of around 280 m2.
The property is in need of complete renovation or renewal.
Plans have been submitted to develop a new build of 5 retirement flats on the site. The flats will be built to ‘Lifetime Homes’ standards and will incorporate a lift to the first and second floor as well as renewable energy technology to reduce running costs.
Despite both extensive consultation with neighbours and the unequivocal support of planning officers this development has been refused planning consent. RW has registered an appeal and is advised that it has an excellent chance of winning consent on appeal albeit that this will not be heard till at least March 2007. In the interim minimum refurbishment options are being considered to allow the property to be let as rooms. |
